Putting your Costa Rican property up for sale is a big decision. Century 21 Tropical Breeze Realty will guide you through the steps to make it as easy and as possible. We are committed to assisting our customers in all aspects of the sale, from getting legal paperwork in order, to pricing correctly, to marketing and promoting the property effectively. Each of our Sellers can expect space on our website in both the regular listings and also as a feature property for the first week on the market. If the Seller wishes, a For Sale sign will be placed on the property, and a listing sheet posted in our office window. Our central location in downtown Quepos means we get more walk-in traffic than any other real estate office in the area, giving you access to many more potential buyers.
Pricing
We are committed to helping our Sellers arrive at a fair sales price within the current sales market. We have the knowledge and experience to assist Sellers in pricing their properties right in order to sell within a reasonable timeframe. We discourage our clients from over pricing as we do not want to see your property sit on the market for longer than necessary.
Commission
Our standard sales commission is 8%, as is the established norm for the area.
Exclusive vs. Non Exclusive
Why should you grant Century 21 Tropical Breeze an exclusive right to sell your property? Because we have the tools and experience to move your property quickly. As an exclusive listing, we can devote more resources to promoting your property. It will spend more time as one of our feature listings and will be featured in our print advertising as well.
Listing a property
As soon as you contact us to list your property you will be assigned to one of our sale agents to be your representative. It will be his or her responsibility to assist you in getting everything in order to put your property on the market. They will assist you in selecting a sales price and will communicate with you throughout the sales process, promote your property to other real estate offices and within our own office to make sure it gets maximum exposure. In order to list your property we need several items: a copy of your "plano catastrado" or plot map, and as much information as you can provide (see our downloadable listing form). Your agent will visit the property, take photos and make sure it is up on our website as soon as possible.
